Commercial Property Manager

About the role

A client of South is looking for an experienced Commercial Property Manager to oversee the day-to-day management of a commercial real estate portfolio and help build more efficient, scalable and automated operating processes. This is a senior, highly autonomous role combining strong property management experience with project and people management skills. Candidates must reside in Latin America and submit their CV in English.

Key responsibilities

• Serve as senior point of contact for tenant and property matters.
• Oversee team members responsible for leasing and marketing, bookkeeping, maintenance and physical property management.
• Work with leadership to keep properties running efficiently and meet portfolio objectives.
• Maintain strong occupancy on stabilized assets while supporting market rents and disciplined operating expenses.
• Support stabilization of new acquisitions by coordinating contractors, vendors, timelines, deferred maintenance, cosmetic improvements and re-tenanting.
• Review operating expenses and monthly financial reports, resolving discrepancies before reporting to ownership.
• Establish, document and improve workflows, and identify and implement automation and technology solutions.
• Evaluate and help implement new property management, reporting, AI and automation tools.
• Manage projects from planning to implementation and train, support and manage team members.

Required profile

• Proven commercial property management experience, ideally industrial, retail and/or office.
• Strong experience managing people, projects and cross-functional workflows.
• Strong financial literacy, reviewing P&Ls, operating expenses and financial reports.
• Excellent written and spoken English.
• Proactive, autonomous, with strong judgment and follow-through.

Required skills

• Project management and process improvement.
• Experience with Rent Manager is a strong plus; experience with Claude or other AI/workflow automation platforms is a plus.
