Country Real Estate Manager - Colombia, North LATAM

About the role

Hitachi Energy Colombia is looking for a Country Real Estate Manager based in Bogota, responsible for establishing and implementing the real estate strategy and plan for Colombia and, possibly, other countries in the Americas. The role ensures that business units have the right facilities at the right cost, location and time, and covers strategic planning, financial performance, facility management, capital investment and reporting.

Key responsibilities

• Manage space utilization across Hitachi Energy properties to optimize resources and costs while protecting the safety and integrity of staff, customers and visitors.
• Define the maintenance, repair and building works plan, with technical specifications, and deliver projects on time and within budget.
• Manage the real estate budget, including facility occupancy costs, and develop CAPEX plans with business units.
• Monitor and control real estate expenses and manage the financial performance of facilities to improve profitability and productivity.
• Lead internal and third-party contractors and ensure compliance with safety standards, external and internal regulations and procedures.

Required profile

• Bachelor's degree in real estate, finance, business administration or project management.
• 9+ years of experience in related functions, including property purchase, lease and development.
• Extensive experience in facility management for industrial and office space, and in real estate finance.
• Experience negotiating landlord and vendor agreements and managing payments and contracts.
• In-depth knowledge of property law, taxes and financial statements in real estate.
• Fluent in Spanish and English; hands-on leader across all functional areas of real estate.

Required skills

• Working knowledge of real estate/property management software.
• Microsoft Office 365 (Word, Excel, PowerPoint, Outlook), SharePoint and MS Teams.
• SAP or a similar ERP system.
