Maintenance Supervisor for Cottages

About the role

The Maintenance Supervisor oversees technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, and functionality.

Key responsibilities

• Manage and evaluate the maintenance team, including hiring, training, and performance reviews.
• Oversee the entire “Make Ready” process and handle resident service requests and routine upkeep.
• Inspect work performed by staff, contractors, and vendors to ensure compliance with quality standards and code requirements.
• Maintain inventory of spare parts, assist with budgeting, and support cost‑control initiatives.
• Complete monthly preventative maintenance procedures and conduct safety meetings.
• Resolve resident complaints and ensure safety, cleanliness, and appearance of the property.

Required profile

• High school diploma or GED; technical degree preferred.
• 1‑3 years supervisory experience in apartment or property maintenance.
• Ability to work flexible schedules, including evenings, weekends, and holidays, and to respond to on‑call emergencies.
• Valid driver’s license and ability to lift up to 20 lb independently (50 lb with assistance).

Required skills

• Working knowledge of OSHA standards and MSDS regulations.
• EPA Type I & II (or Universal) refrigerant recycling certification.
• Certified Pool Operator or Certified Spa and Pool Operator certification.
• Proficiency with property management software (e.g., Entrata, Yardi, OneSite).
• Basic computer skills: internet, word processing, spreadsheets, and database reporting.
